Selling or Renting Your Home

If you are selling or renting a house, condominium, or townhouse, New Jersey State Law requires the property owner to obtain:

  • A New Tenant/Resale Certificate
  • A Smoke Detector & Carbon Monoxide Certificate

To avoid delays in closings or tenant move‑ins, please review the following guidelines:

Before Applying for a New Tenant/Resale Certificate

  • Ensure all construction, electrical, and plumbing permits have been inspected and properly closed.
  • Resolve any outstanding Zoning or Property Maintenance violations.
  • If your home has a sump pump, it must not discharge into the sanitary sewer. It must drain outdoors without impacting neighboring properties.
  • A current property survey is required.
  • The use of the home (single‑family, two‑family, etc.) will be verified.

If you are unsure whether work requires a permit, contact the Construction Office. When a permit is issued, the homeowner is responsible for scheduling all required inspections, including the final inspection.
New Jersey State Law 13:45A‑16.2 requires final inspections before final payment is made to contractors.

Did You Know?
