Property Tax Billing & Payment Information
Reading Your Tax Bill
Taxpayers are strongly encouraged to review all information printed on both the front and back of their tax bills. Under New Jersey State Law, not receiving a tax bill does not exempt a property owner from paying property taxes.
Tax bills are mailed once a year, typically during the last week of July.
Understanding Your Tax Bill
The middle section of your bill provides key details, including:
- Total annual property taxes
- Preliminary taxes
- Applicable deductions
- Assessed property value
- Your share of State Aid allocated to the Borough
Property taxes are calculated by multiplying the assessed value of your property by the current tax rate.
Tax Due Dates
Taxes are due quarterly on:
- February 1
- May 1
- August 1
- November 1
Unless otherwise noted, a 10‑day grace period applies.
Paying by Mail
When mailing your payment:
- Verify that you are paying the correct quarter.
- Make checks payable to Borough of Montvale.
- If you would like a receipt, include the entire tax bill with your check. Your bill will be receipted (receipt sections are on the back) and returned to you.
- If you do not need a receipt, mail only the payment stub and your check.
How Your Taxes Are Distributed
Municipal taxes represent only one portion of your total property tax obligation. Two additional independent entities also levy taxes:
- Bergen County
- Montvale Public School District
Although each entity adopts its own budget, New Jersey law requires municipalities to bill and collect taxes on behalf of all three.
