Welcome to the Montvale Planning Board

The Montvale Planning Board serves a dual role, managing the responsibilities of both a traditional planning board and a zoning board of adjustment. Composed of dedicated resident volunteers appointed by the Mayor—alongside professional legal and engineering consultants—the Board prepares the Borough Master Plan, reviews site plans and subdivisions, and hears residential variance requests. Operating in strict compliance with the New Jersey Municipal Land Use Law (MLUL), the Board also advises the Governing Body on zoning ordinances, official maps, and upcoming capital projects.

Through thoughtful land-use planning, the Board strives to balance residential, commercial, recreational, and agricultural spaces. This commitment to orderly development helps preserve the high quality of life that makes Montvale a premier community in the Pascack Valley for our 10,000+ residents and numerous corporate headquarters.

Variances and Applications

When a rigid interpretation of zoning laws creates an undue hardship, property owners can apply to the Board for relief. The Board reviews these applications using specific MLUL criteria. Please note that the burden of proof rests on the applicant to demonstrate that the requested variance is justified and will not negatively impact the community or the rights of others.

Meetings and Public Participation

The Planning Board consists of nine regular members and four alternates. Public meetings are held at 7:30 PM on the first and third Tuesday of each month in the Council Chambers. Property owners located within 200 feet of a proposed major subdivision, site plan, or variance will receive a formal notice ahead of the public hearing.

All residents are welcome and encouraged to attend. Meeting agendas and minutes are posted on the municipal website and on the bulletin board in the Municipal Building lobby.
